Realistically priced AG land wanted for a small vineyard. Can afford to pay a resonable price per acre, but honestly don't have \"Hollywood escapee\" deep pockets. AG conservation easements just fine. Approx 5-10 acres desired perhaps in 2 parc

Perhaps you're the kind of old school landowner we've been looking for - someone wanting to preserve the agricultural history of your property as you think of retirement rather than taking the risk of a tacky mega-mansion going up instead. Our time frame for the purchase is between now and Spring 2006. We can act sooner or extend the date as necessary. Ideally we're looking for something between 5 and 10 acres. We could possibly take a larger parcel, but can't promise that we'll be able to plant the lot. The land could be bare with permissible development, though we'd prefer land with a modest residence. The ability to build out an additional residence for our adult daughter and her kids would be wonderful. Perhaps you might want to sub-divide your own land? Spinning off two small \"ranchettes\" from your spread for us might just be the answer (and we'll be good neighbors too!) Interested in any place between Santa Barbara and Santa Cruz, Napa or Sonoma. Santa Ynez Valley, Los Alamos, Santa Rosa, Arroyo Grande, Russian River valley, etc.... It's all good. Inside a wine appellation would be wonderful, but not required. If this proposition is of interest to you, please contact me via email to discuss further. Not a broker, dealer, or land speculator. Just a chap looking for a better life for his family while trying to follow a dream.
