Retail/Wholesale Nursery with 7 greenhouses for lease in Southern Oregon. Currently doing only retail but was formerly a wholesale/retail Nursery. 5 of the greenhouses have heaters in them, 2 need to be reconnected to propane line. 1 has double poly for winter growing, 1 has a fiberglass roof for shade growing, needs some structural improvements. 1 has single poly, is for retail sun bedding sales. 2 need new poly roofs. Amazing water rights dating to 1953 on the North Umpqua River, not even metered, you can pump 2.2 million gallons a year, which is 9 gallons a minute for 12 hours a day every day of the year, and still have extra left over. 8 acres of property, all flat, only 3 acres in use presently, tons of room to grow in ground or use for range animals, it is zoned farm. There is a nice landscaped 1300 sq. foot mobile home we live in on the property, it is on it's own well. It is public sewer that costs $31 dollars a month. There is also a single wide mobile home that needs work, it is 600 sq. feet, we had renters trading labor to live there previously, also on the same well. We had over 100k in sales last year, it is a well known nursery that has been there since 1953. This is all being offered for lease, or lease to own (under terms) for $1,200 a month, so you'd be leasing the business for almost nothing compared to a regular rental property. Soil and propane presently on property (cost: $2,500) must be paid up front as well as six months rent (total up front: $9,700). We will need 60 days after half up front costs is received ($4,850) to have an inventory shrinkage sale, we will take whatever inventory is left with us.
