Live in a beautiful peaceful area with great views over fields in every direction, good schools and a hospital three miles away in Piggott Arkansas, plentiful good quality water, low taxes and a good income from your orchard! Twenty-acre irrigated pecan orchard with forty year history and good reputation with many repeat customers buying retail at good prices; 200+ bearing trees of improved varieties on deep alluvial soil; all equipment needed is working and included: two John Deere tractors, two bush-hogs, a Savage sprayer and a John Bean along with ground spray rigs and two extra tanks; a Bowie tree shaker; a hydraulic pruning lift with a new Briggs motor, one new Stihl MS440 and other chainsaws and Stihl polesaw; pecan cleaners, two pecan cracker-shellers, scales. My extensive pecan reference library is included with both new and antique books and some Pecan South magazines going back thirty or more years. Sturdy older barn has new roof, wood-burning stove, and extra equipment like a wood chipper, a 6000 watt generator, an air compressor, Lincoln welder, and lots of storage space. Properly managed, with irrigation, fertilization, and spraying insecticides, the orchard can earn $25,000 to $35, 000 a year, and thus can repay your investment in as little as five and as many as seven or eight years. However, as with all agricultural endeavors, no guarantees can be made. Retail prices have been rising, but so have costs of production. Still, our results have been good and we feel sure yours will be, too. House is old 30' by 36' cottage but has two-car carport, new windows, vinyl siding, newer roof and wiring, LP gas heaters, air-conditioners and ceiling fans, all major appliances, C-Band dish, and TV, and it's quite liveable! Fruit trees and flowers all around house. House is served by Greenway City water and has three wells to irrigate the orchard. We are looking to close after the New Year in 2007.
