The Property Manager will be accountable for:
Maintaining the grounds (including mowing, landscape installation and maintenance), drives, fences, pathways, trails and all buildings Maintenance of all equipment, including tractors and farm equipment as well as water systems, filters, septic systems, pond aerators, generators, electric gate mechanisms, etc. Price negotiation with and oversight of vendors and trades, including plumbers, landscape service, seasonal help, electrician, excavators, etc. Negotiation of equipment purchases, such as mowers, tractors, etc. Oversight of property improvements and projects, such as renovation of buildings Development of a budget so that expenses and fees can be anticipated Ensuring property, buildings and equipment are safe and in good repair Hiring, managing, counseling and terminating staff. The Role of the Property Manager:
The Property Manager (PM) will report directly to the owner of Havensafe Farm. However, the PM will work closely with the Farm Manager. The PM will also have staff as appropriate, and the ability to outsource and/or contract services as appropriate. The decisions about whether to hire staff and services will be made by the Owner, based upon the recommendation of the Property Manager and Farm Manager.
Like every farm, Havensafe Farm's activities are largely dictated by the seasons. The spring and summer months tend to be very busy from the standpoint of mowing, grounds maintenance, building repair, painting, critter and insect control and other activities. During the winter months (generally, December through April), the Owner and at least 4 horses reside in Wellington, Florida. During the winter, the pace of the farm changes; the focus is upon indoor repairs and renovations (as well as care and training of the remaining horses, which is managed by the Farm Manager).
The Property Manager must be able to work as a member of a team, and those who report to him/her must also be willing to pitch in and work together.
This will be both a hands-on and a management role, depending upon the needs of the job and the season. At times, staff working for the Property Manager may be asked to help out in the barn, and vice versa. It is anticipated that during the spring, summer and fall seasons, the Property Manager may be working a 6 day week, depending upon the requirements of the job. During the winter, a 5 day week is anticipated. As the primary person accountable for property management, the Property Manager will be on call in the event of an emergency. (By arrangement, the Farm Manager can cover for the PM and vice versa.)
